The basic ethos of this project is to offer affordable community land ownership and to create a resort for healthy, active and creative lifestyles.The main focus of VTCLT is to develop land to be used as a campground, mini house village and land preservation project.A limited amount of owner memberships will be offered and day campers will be allowed once we can facilitate them. Members and guests will have the option to volunteer, earn credits and gain equity in the project.VTCLT is essentially a pilot project to determine the viability of similar land trust projects in other states. The long term goal would be to establish a network of land trust’s in every state.

MEMBERS.We are opening this project to 10 members and looking to collectively raise 100k for phase one. Each membership will cost 10k for lifetime ownership slot. This membership will include a membership for 8 guest’s, and half off admission for additional guest’s. Members can re-sell their share to another individual, or non-corporate entity.

ART GALLERY.A key part of this project will be to establish a community art gallery to raise funds.
The concept of this gallery is for artist’s to donate art to be sold or auctioned off. All proceeds from this community gallery will go to develop and expand VTCLT. Art will be displayed in a digital gallery with limited edition prints also available. Patrons will have the option to purchase the original art as well as limited edition prints.
Once phase one is complete we will build a public art gallery and event space.

BLOCKCHAIN TECHNOLOGYThe use of blockchain technology can be a powerful tool to fuel the growth and development of VTCLT. Blockchain technology can be used to establish a transparent, low maintenance and cost effective operating solution. It can also be used as a lucrative source of startup and development funds.

The VTCLT digital tokenwill run on the tezos blockchain and the gallery will be visible at objkt.com This digital gallery will show our community ownership assets and digital offerings. Physical art pieces will be minted as a 1/1 digital token that is offered with the original art. In addition, a limited amount of prints will be sold and minted on the blockchain. The funds from these art pieces will go to park expansion and the artists will be offered secondary sale commission using blockchain verification. Artists will also be offered campground accommodations and future collaboration opportunities.Running in parallel to our blockchain implementation, we will also offer a physical token to be used on site. Each physical token will be a wood token ,engraved with a blockchain footprint
This token will be used to track volunteer hours and also provide proof of membership.

FUND RAISING.The initial funding for this project will come from a small group of members, Art sales and fund raising efforts. The first funding round will be for campground infrastructure, skate park and bike trails.Phase one budget

PHASE 1.Phase one will cost around 100k and 10 member slots will be available at 10k per site.
This initial funding will primarily be used to acquire under 20 acres of land in central Vermont.
In addition to this land purchase, this funding will include permits and basic campsite infrastructure.
The first phase will involve building a working camp with electric and water then expanding with 2 more large camp sites. Each campsite will have a large fire pit and space for 3 campsites. This initial camp will allow us to be under the threshold to be considered a “campground” in the state of Vermont. Anything beyond 3 campsites will require an act 250 permit/additional septic, water and electric needs. Once we have funding to expand we will build 10 more public campsites with a shower and bathroom facility.
The timeline for this project will evolve as funding becomes available. The first phase will concentrate on establishing the property and opening to members and guest’s.
The second phase of growth will be to open to the public 7 days a week, May-October. All net profit will go to daily operation overhead and expansion of park offerings.

PHASE 2.-Purchase excavator
-Build 2 more cargo container mini houses for member sites. (For a total of 3)
-Build general store/greenhouse
-Design Construct additional septic/water system.
-Add bathroom and shower facilities.
-Acquire permits
-Campground will be Open to the public 7 days a week. May-nov
-Mini houses will be insulated/heated and be available from Dec-Nov.

PHASE 3.-Build 10 public campsites
-Add Additional bath/shower facility
-Expand Trail system
-Expand Outdoor skate park
-Build Natural swimming pond.
-Build indoor Skatepark
-Build Skateshop/Cargo container

This is a tentative site design for phase one. This lot represents one acre and the starting block for phase two. This setup will allow us to operate and slowly evolve.
The concept for this design is to offer a base camp with a kitchen, full bath and 3 large group camping sites.
Each site will have a large central fire pit and space for 24 guest's.
